Combined Building & Pest Inspection
A combined inspection is our most popular service that is usually recommended by your solicitor or conveyancer when buying or selling a property in NSW. A Combined Inspection includes a Building Defect Inspection and a Timber Pest Inspection which looks for Termites and structural Termite damage. A Combined Building & Pest Inspection is a standard level of due diligence.
Vendor Report / Online Report
“InstantAcess” is a Vendor Report or Pre-Sale Report which is the most cost effective and convenient reporting system for all parties. The inspection is carried out prior to going to market. Prospective buyers can then purchase and download the reports online at their convenience. The cost of the report is shared between all parties. The inspection and report are independent and covered by professional indemnity insurance.
Thermal Camera Inspection
A Thermal Camera Inspection is carried out in conjunction with a Combined Building & Pest Inspection. Thermal Cameras are a powerful diagnostic tool that can be used to further investigate building defects and look for active termite infestations or structural damage. Using the latest technology to help with building defect diagnosis.
Swimming Pool Barrier Compliance
Recent changes to NSW swimming pool legislation requires all pools to be protected by a pool fence or barrier. Properties being sold in NSW must provide a certificate of compliance OR non-compliance with the contract of sale. All tenanted properties must have a current certificate of compliance.
Building Inspection
A Building Inspection is carried out by an experienced licensed builder who is also an accredited Building Consultant. The inspection will look for major and minor defects and will provide detailed inspection and reporting of all areas of the buildings, external structures, landscaping and site & fences. This service is the Building half of a standard combined building & pest inspection.
Pest Inspections
A Pest Inspection or Timber Pest Inspection is mainly concerned with looking for termites, structural termite damage and conditions conducive to Termite attack. The Sydney area is actually a high risk area for Termites. The CSIRO has rated Sydney in the second highest risk category for Termites in Australia. 1 in 3 properties has had some form of Termite activity. Termites are capable of causing significant structural and economic damage. We also look for wood Borers, Wood Decay Funghi and check timber balconies for safety hazards etc.
New Home Inspection
A New Home / Completion or Pre-settlement Inspection is recommended prior to settlement or handover with a new building or refurbishment project. Our pre-settlement inspectors will look for issues specific to a new build such as: Poor workmanship, incomplete items of work, installation defects, damage, omissions etc. A pest inspection is also recommended for conventional houses and units as it will comment on a number of important issues such as: The type and condition of and Termite Management System (if present) at the property, conditions that affect the warranty of that system, conditions conducive to termite attack and areas prone to undetected termite entry. Site drainage issues, leaks and landscaping considerations are all inspected.
